Challenges Presented

  • Coordinating phased works across occupied and operational areas of the building.
  • Upgrading existing electrical and mechanical systems within confined ceiling and service spaces.
  • Managing tight programme deadlines to ensure room availability and operational continuity.
  • Integrating modern energy-efficient systems into existing infrastructure without major structural disruption.
  • Maintaining strict health, safety, and noise control procedures throughout the refurbishment programme.

Solutions Implemented

Carefully phased delivery strategy to minimise disruption to hotel operations and ensure efficient progression across all refurbishment areas. Close coordination with the principal contractor and hotel management team enabled works to be scheduled around occupancy levels and operational requirements.

Energy-efficient LED lighting systems were introduced throughout the refurbished bedrooms and public spaces, improving both aesthetics and operational performance while reducing long-term energy consumption. Mechanical and electrical services were upgraded to provide improved reliability, occupant comfort, and compliance with modern hospitality standards.

The team utilised flexible working arrangements and detailed programme coordination to maintain progress within the live environment while ensuring all installations met the required quality and safety standards.
